Value created by achieving planning permission for a further 50,000 sq ft with additional floors and infilling cores, lightwells and maximizing the site footprint. The focus was to create as much natural light to the building and utilizing as much of the existing fabric as possible.
The property was extensively redeveloped and forward sold at the peak of the market; significant pre-lets were achieved during the construction period.
